Details of you property will be advertised in the local press and on our website. In addition they will be sent to prospective tenants who have registered as actively seeking rented accommodation.

Practical Advice

To help get your property let, decorate the property in light neutral colours throughout, this gives the feeling of a larger property and matching furnishings become easier. The Tenant finds it better to match in their personal belongings.
If and when the property becomes vacant it is easier to redecorate ready for the next tenant.

All rental properties should be let with all white goods to classify it as unfurnished .furnished would include all white goods plus sofas, beds, kitchenware and bedside cabinets to classify as furnished. the difference in the price is minimum and there is a good demand for both.

Landlord’s Responsibilty

It is the Landlord’s duty to:

  • Insure the property using a landlords insurance policy which will cover buildings, landlords contents, legal expenses and any shortfall in rent.
  • Keep the externals of the property in good repair.
  • Have all gas and electrical appliances certified.
  • Pay community fees and utility bills when the property is vacant.
  • Ensure that all upholstered furniture (eg beds, sofas, armchairs) have fire resistant filling material.
  • Ensure that all permanent covers pass a match resistance test.
